JOB DESCRIPTION

EDUCATION

Minimum of two years of college or technical school with an emphasis in Business

Administration and Accounting; two years of experience as an Administrative

Assistant (or comparative position) in a condominium office environment. Hold valid license as a Community Association Manager (CAM) in the State of Florida.

SKILLS AND ABILITIES

Proficient in Microsoft Office; Excel; Publisher; web-based community channels;

accounting processes and software; good interpersonal and written communication skills;

the ability to multi-task and take direction; be a “self-starter” in identifying and

improving general office/business processes and; a courteous and professional

attitude when interacting with residents, building maintenance/housekeeping staff,

contractors and service providers.

DUTIES    

  • ·        Prepare daily residence and accounting reports for payables/receivables.      
  • ·        Responsible for reservations of Guest Suites and accounting processes for their rentals, reservation receipts and Tax/IRS reporting.
  • ·        Responsible for reservations for Library and Social Room use by owners for their special events.
  • ·        Schedule cleaning of Guests Suites to meet turnover in occupancy requirements.
  • ·        As requested, prepare materials for Board meetings: Agendas and postings per law; meeting packets; meeting minutes/distribution to Board for review; and any additional materials requested by Board members or Committee Chairs,
  • ·        Maintain all business and owners’ files and updates resident directories and email contacts as applicable.
  • ·        Respond to owner emails or inquires from current accounting company
  • ·        Submit payroll each Thursday (or other required day) to payroll service provider for processing
  • ·        Order needed office and maintenance supplies.
  • ·        Perform other such duties as assigned.

Estero/Bonita Springs High Rise

General Manager, Full Time - Posted 2/1/19

Description:

We are seeking an experienced Condominium Manager to manage operations at an Estero/Bonita Springs High Rise. Qualified applicants must have a current Community Association Managers License (CAM) and direct experience in high rise condominium building management. The ideal candidate must have a Bachelors’ degree, or similar, three years of condominium experience, with five years of industry related experience and have strong mechanical knowledge and ability.

Job Summary:

The Condominium General Manager is responsible for overseeing the entire operation of the Association including staff management, and equipment and property maintenance in order to facilitate the fulfillment of the financial goals of the Association.  The General Manger motivates staff members, instills accountability, supervises vendors and creates a team environment which provides exceptional customer service.  This is a full time, live-in position.  Residence is on site and provided tax free along with standard utilities.  The General Manager is on call for emergencies which may arise after normal business hours.

Essential Functions:

Plan, develop and direct daily operations. Forecast and ensure compliance with established budget and cash management policies.

Report to the Association’s Board President and attend all Board meetings. Ensure Board requests are fulfilled in compliance with the Association’s Rules and Regulations.

Establish and maintain cooperative relationships with owners and residents.

Recruit, motivate, supervise, train, schedule, review and direct staff.

Maintain accounting records and cash management controls and manage the financial statements.

Represent the Association in a professional and positive manner. Enhance the Association’s image when interacting with guests, residents and vendors.

Respond to resident inquiries and resolve complaints.

Maintain and ensure a safe facility environment including standards for maintenance and upkeep of the Association’s equipment, housekeeping, and sanitation. Notify the Board of all unusual events, circumstances, safety or quality control issues.

Control building access to ensure only authorized individuals are residing in the building, in accordance with the Rules and Regulations of the Association.

Open, close and inspect owner units according to an agreed upon schedule.

Solicit vendor bids and manage projects for the Association.

Skills and Knowledge

A bachelor’s degree in Hospitality or business preferred.    

Florida CAM License required, Swimming Pool Certificate and Notary License desired.

Computer proficiency with ability to utilize MS Word, Excel, Outlook, Power Point and QuickBooks required.

Ability to effectively organize, prioritize and manage multiple tasks.

Ability to solve problems and act as a team leader.

Strong customer service experience and ability to recommend operating procedures and building enhancements which improve management and reduce costs.

Physical and Mental Requirements

Moving about on foot to accomplish tasks, particularly frequent movements from place to place within the buildings or on grounds.

Ability to stand for the entire workday and climb steps regularly.

Reading and writing work related documents in English.

Speech recognition and clarity, including the ability to understand the speech of customers and coworkers and the ability to speak clearly in English.

Ability to communicate effectively and receive verbal communication from others.

Mechanical ability to analyze and solve mechanical problems.
